Property Inspections

It’s about attention to the details. The property manager will do a full inspection of the property at least once a month and visit the property throughout the month to ensure the property is well maintained. The inspection report is also included in your monthly report.

Transition Process

From day one, we manage the entire onboarding process, coordinating documents, vendor accounts, leases, and tenant communications so the shift is smooth and stress-free for owners.

Accounting & Finance Services

Since our inception in 2009, CAM has never missed this deadline. Your entire property management team is involved in the monthly report process to ensure we deliver comprehensive property information in a timely manner. Each report includes a narrative from the property manager, a budget variance report, a property inspection report, and detailed financials. Make sure to request a sample if you haven’t already received one.
CAM understands that collecting rent is critical to your investment. We provide many easy ways for tenants to pay including automatically recurring ACH payments, one-time credit card payments, and 24/7 access to an online tenant portal. We also hold monthly collections meetings and reach out to tenants to correct any collection issues.

The budget is a cornerstone of our work and the plan for your
property. It includes property goals, anticipated income,
contracted services, and all estimated expenses. CAM drafts the budget every year with input from the manager and accounting. Then we review the plan with you to ensure it fits your vision and receives final approval.

Technology is at the forefront of our reconciliation process to maximize efficiency and accuracy. Each tenant has their own individual expense recovery profile in our Yardi system that accounts for caps, exclusions, admin fees, and other specific lease terms. The reconciliation is done with a click of a button. This allows us time to do a thorough review of the CAM reconciliation and send it out promptly.
Comprehensive condition assessments and accurate budgeting prevent surprises, protect asset value, and prioritize improvements aligned with ownership’s long-term investment objectives.

CAM uses smart systems such as Yardi Voyager management software and SharePoint to operate more effectively and keep your information secure. We utilize PayScan to scan and approve invoices through an online workflow and Advanced Budgeting and Forecasting modules for budgets. Every tenant gets access to an online tenant portal, we have paperless operations and more. You can rest easy knowing that we have the technology and experience to deliver the highest level of service.
